The following criteria are for the  properties located in Spring Branch, TX 78070.  The acting Landlord/Property Manager is Shade Enterprises, LLC.

Rental History Criteria:

The following items may also be considered a deniable factor under Rental History Criteria:

●       More than  0  Late Rent Payments on record in any 12-month period.

●       ANY broken lease agreements documented with previous landlords/property managers.

Income Requirement Criteria:

This property requires that the Tenant does not spend more than 30% of their gross monthly income on rent.
 

Employment History Criteria:

This property requires 12 months of employment with current employer or in the same line of work as their current employer.  Tenant shall demonstrate to Landlord/Project Manager proof of income by providing at a minimum Tenant’s last two most recent pay stubs.

If Tenant cannot meet these standards, this may result in denial of the rental property.

Possible exceptions to the Employment History Criteria include the following:

●       Retired or self-employed applicants are required to provide the Tenant’s most recent tax returns or at least three (3) months of bank statements to verify income.

Various factors from the credit report are used as screening criteria, including the following:

●       This property requires a credit score of 630 or higher.  If the Tenant has a lower score, this may result in an increased deposit or denial of the rental property.

●       Any documented bankruptcy/bankruptcy discharge may result in denial of the rental property.

●       Any documented collection action and/or judgment against the Tenant for rental-related violations may result in denial of the rental property.

Deniable factors include:

●       Unpaid rental collection action/s

●       Unverifiable Social Security Number

●       Past or pending Bankruptcy

●       Past or present Judgements and/or Liens in excess of $500.00

Public Records Criteria:

An eviction and criminal records search will be conducted as part of the screening process.

Deniable factors include the following:

·        Any conviction or pending charges involving violence or theft/destruction of property.

·        Any conviction or pending charges involving theft or fraud.

·        Any conviction or pending charges involving a sexually-related crime.
